Park Nova Penthouse Sells for $38.9 Million, Nearing Record at $6,593 Per Square Foot

The most expansive penthouse at Park Nova has been sold, achieving a new milestone for the development. A five-bedroom unit spanning 5,899 square feet on the 20th floor was purchased for $38.888 million, equating to $6,593 per square foot (psf), as indicated by a caveat filed on January 21 in the URA Realis database.

This sale sets a new benchmark for Park Nova, surpassing previous records in both total price and psf. The prior record was held by a 4,499-square-foot penthouse sold in May 2021 for $26.026 million ($5,784 psf). Additionally, this transaction ranks as the second-highest psf price ever recorded for a condominium unit in Singapore. The all-time record remains with a unit at The Marq on Paterson Hill, where a 3,089-square-foot, four-bedroom unit on the 20th floor sold for $20.54 million ($6,650 psf) in 2011.

The penthouse sold on January 21 is rumored to be among a portfolio of properties connected to a $3 billion money laundering case, reportedly being offloaded. Previously, the unit was said to have been sold in 2021 for $34.438 million ($5,838 psf).

This marks the third sale at Park Nova within a month, according to caveats. On January 17, a 2,906-square-foot, four-bedroom apartment on the 19th floor was sold for $16.59 million ($5,708 psf). Earlier, on December 27, 2024, another four-bedroom unit measuring 2,896 square feet on the 18th floor was purchased for $15.99 million ($5,522 psf).

Park Nova, a 54-unit freehold luxury condominium, is situated at the intersection of Orchard Boulevard and Tomlinson Road in the prestigious District 10. Developed by Hong Kong’s Shun Tak Holdings, the project received its temporary occupation permit in November of last year.
